Residential lease Philly

Hey everyone, new to the site and loving it so far. Still trying to figure out how to navigate so If this is something that’s been covered 100 times a link would be helpful as well. We just bought our first rental property and found tenants in Philly. Trying to put together a lease and talked to a few people and also used legal zoom, eforms and law depot. They were all a little different so was looking for some advice on making sure my lease covered me as well as anything specific to Philadelphia that might not come up in the templates. Appreciate any and all advise!
