First Time Landlord Lease question (Montgomery County, MD)

We recently moved to a different state and are about to list our property as a rental. We flipped the entire property and it's practically a brand new home in a Class A neighborhood in Montgomery County, MD. We were going to go with a PM company, but decided to self-manage. We have signed up with Hemlane and will be utilizing their capabilities to manage all maintenance requests to collecting rent once the tenants are shortlisted & selected. We are currently working with a local realtor who will charge us a month's rent as a leasing fee.


We also noticed something regarding the Sale of Property where the broker will have the Exclusive Rights to Sell /Exchange If we decide to sell within 120 days after the termination of any tenancy.

Is this the standard practice for the realtor to have the Exclusive Rights to Sell/Exchange, or can we ask the realtor to redact?
