House being used as an assisted living facility
Hi,
I am currently renting my house that is use as an assisted living house. I only own the house and not the business. Are we (house owner) liable for any injuries to their patients? Can their patients sue us for neglect or injury in our home? Any liability should go to our tenants right? Thanks

Day 1 of lawschool, sue everyone, if anything happens you most likely will be sued. Make sure your insurance covers this type of agreement because I would think the normal homeowners policy would not but really don't know. Just because you could be sued though doesn't mean they would win and I would think you would have to have some sort of negligence, just keep up with the property and ensure your tenants have the proper insurance. This is a riskier rental and I would make sure I was being compensated appropriately above market rents but this could also be a great niche for you as many landlords would not do this and you will most likely have long term tenants as long as their business is solid.
