ADVISE ON RENTAL FUNDING

Good day to all.  

Hope everyone is doing well. I have a situation I need to present and to be advised on. Right now my exit strategy is BUY and HOLD. I am currently approved for a hard money loan which provides 85% LTV and 100% REHAB. I really don't want to use such a loan for a BUY and HOLD. I applied for an FHA loan with New America Mortgage company to purchase a TRIPLEX but I really don't want to move out of my house/live in one unit for a year. I'm also looking at a CONVENTIONAL loan as well. As as investment property these mortgage companies state I would need to put down a 25% down payment. I am doing this all alone and am working with 36K start up capital. Any advise would be greatly appreciated. Thanks so much. Have a wonderful day...
