rent per room contract

Hello everyone, I am going to start renting my master bedroom for short term tenants. I am right now marketing to medical professionals who usually are staying for 3 month contracts. What kind of rental agreement do you use for this kind of rentals? And do you do a full credit and background check? Thanks so much.

    I’ve never done these types of rentals so I’m not much help.

    But I would definitely do ALLL the checks. Especially since they are living with you.
