Lease renewal notice

Hello,

What is the law in Philadelphia, PA when it comes to asking tenant if they want to renew lease? I mean when am I supposed to bring up that question? More importantly, how early can I NOT bring up that question?  

And, say, if they do not want to renew, when can I start showing the place given it's occupied? And how early can I NOT show the place if it's occupied? I will give the tenant 24h notice of course.

Your lease agreement should address these specifically, but it probably doesn't.

I believe Philadelphia requires you to give 30 days notice of termination. If you intend to offer the tenant the option of renewing, I recommend you ask them 30 days prior to termination of the current agreement. Set a deadline for them to respond within one week. If they choose not to renew, that gives you three weeks to market the rental and look for a new tenant.

I market properties 2-4 weeks before vacancy and my lease specifically requires the tenant to allow showings with 24 hours notice. Most participate. I get a few every year that refuse, so I just let it go rather than fight with them.
