Need help on a deadbeat tenant

Tenant has been on a month to month verbal agreement with the homeowner. Does anyone have a termination letter they would like to share. Trying to assist the seller get the tenants to leave the property. TIA

This is a pretty simple thing.  All you need a 2 or 3 sentences telling the tenant their lease will terminate on X date, typically at least 30 days in advance.  Just get their name and property address right so if it goes to a judge it looks 100%.  I would add a sentence that if they do not leave by then, their monthly rent will be higher starting on X date (specify an amount like $200).  That way they are incentivized to leave.  Or, you can get higher rent for an added month or two.  Also, you can go after the added rent if they do not pay.  Provide contact info too.
