How to house-hack SFH without notifying tenants you are owner?

I recently purchased a SFH with my parents to live in while at college. The plan is to rent out the other two rooms to other students. I would like to do this without them being aware that I'm one of the owners because I don't want them to take advantage of the situation. As of now, I've told the potential roommates that I am working with the property management company to help find tenants and as singular point of communication to reduce confusion. But when I was looking at leases, they all have the landlord put their name on the lease and I'd rather not have my name or parents name on it. Any advice is welcome as I am very new to this.
