Buying house with college tenants leased

Hi everyone, I’m currently in the process of buying a duplex in my college town to house hack. The woman I’m buying it from has already got tenants leased for the next school year. Does she get the rent up until the purchase goes through or she gets some of it? I’m concerned because college rentals you pay most up front so about $3k a semester. How does the rent switching process work?
