Renting a basement unit and second/third levels of my home

Have you guys had experience in renting a basement apartment unit and second/third levels of a house? I bought a new house which we're going to use as a principal home and I am going to rent my current house.

The house has a basement which I rented 3 times. It is a very nice unit. My idea is to rent now the basement and the second/third level of my house. This will give me a healthy cash flow. However, the 5 people who have seen the units were not sure about having tenants leaving in the basement or in the upper level.

Have you had this situation before? Any tips for my future showings. My house is in a great condition. My realtor said I am going to rent it very fast. It is my first time and I get sometimes a bit nervous about carrying two mortgagees. Thank for your thoughts!
