Are more rooms better? Trying to add a room during rennovation.

Hi,

I am looking to rennovate a property I inherited/bought out, and wanted to ask if it is generally worth taking the opportunity to create an extra room.

With the logic that 3 rooms would make me more on the rental market than 2.

My current 2 room setup includes a sizeable hallway with closets that I see as a bit of a waste of space -16 sqm /175 sqft.

I have the option of destroying the closets and using the space to create a hallwaykitchen. It would be without windows and the first thing one sees when entering.

However I could then use the space where the kitchen currently is to add a 3rd room.

Would more rooms generally be better since I can rent to more people . Or are there other things I should consider and 2 rooms be enough if I can use the space differently?

@Alexander Milinski closets and kitchens get you money too. Squeezing more people into a property may get you more rent, but also gets you more wear and tear. Property value is mostly based on square feet and making a kitchen smaller could actually end up reducing value. I would only add a bedroom if you could take the space from a large family room or add on. Also be aware if you have three bedrooms, you should have two baths. You don't mention how many bathrooms you have.
