Solid Waste Violations in a multifamily
Hello all, after I finish moving this will be the first time I have a fully occupied duplex which I don't live in.
Last week I got a notice from the city stating I would be charged for garbage removal (of a broken TV which the city will not take) if I don't deal with it in 24hrs. I knew it was the lower tenants because I didn't throw out a TV, but when I move I won't really know which unit tenant is leaving out unacceptable items and getting the property fined?
My question is, how should I handle this/write into leases since there isn't an easy way to know exactly which tenant should have to pay?
I'm willing to eat the cost this once and give them a warning since I don't have this well-structured in my current lease, mine only states “Tenant will also be responsible for payment of any municipal fines or other costs imposed on the Landlord due to Tenant’s failure to comply with law or local ordinances…” in the maintenance section covering lawn care and whatnot...
