Leasehold Rental Condominiums

Should I or shouldn’t I? Invest in a leasehold condo as a rental that is? The low down: I have an opportunity to invest in 2 leasehold condos below the market and county assessed value. However, there are age requirements (One renter must be at least 55yrs of age). Both are currently being rented by long term renters right about the market rental price (I have room to increase the rent in the future if I need/have to). The downside is that I have very little knowledge in leasehold and very little experience as a landlord. The upside is I’ll have equity at purchase and I know I can sell for a lot more than what I paid for it if being a landlord doesn't working out. Looking forward to all of your wise advice! Also, any advice or reading material I should look up on the type of loans I should seek and how much down payment (percentage wise) I should put down on this investment would be greatly appreciated!
