Showing property before current tenants' lease expiration in CA?

Jeni Nikolova
Posted

Does anyone know what is the standard/suggested timing of showing a property before current tenants' lease expiration?

I'd like to be accommodating, yet would like to avoid vacancy.

The property is in CA, so I am not sure what the law mandates for a one year lease agreement.

This is very helpful. I think we have the “30 days window” clause.

To add a little more to this: we start advertising a few days before the 30 day period starts so we can pre-screen and schedule showings to start on day 1 of the 30 day window. This way, you have plenty of time to find a suitable tenant. We also tell our current tenant that the more we show in the beginning, the faster we'll find a tenant and be out of their way. We rarely get pushback because they are also looking and understand the process. Good luck!
