Desirable Cap Rate for 4-Plex in Phoenix?

I currently have a 4-Plex under contract that currently sits 5% cap rate fully occupied. If rents were moved up to average market rate, it would be be increased to a cap rate of 8.2%. Is this an an attractive rate for investors here in Phoenix? Trying to get an idea of what landlords are looking for and what is desirable.
