How is the renting market currently with interest rates so low?

I am new to real estate investment and looking to buy a property to rent out. An area I'm not sure on is understanding the current renting market due to 1) low interest rates to buy instead of rent and 2) economy due to COVID environment. Also, can anyone help me in understanding how desirable a region is for renting? Like what factors make an area desirable to rent and where I can find such info. 

I am looking in the Conshohocken, PA area.
