College Rental - Landlording

I recently just purchased a college rental that is occupied and the lease is ending in May. It is currently rented out per room and two of the guys want to stay, leaving two rooms open. One of the tenants has lived there for the past couple of years and is paying about $100 dollars less than the current market rate. Any ideas on whether I should try and keep it rented per room, or try and find another group of students to rent it out. Most students like to rent with their friends, plus COVID, I'm not too sure how many people would be willing to rent one room. Thanks in advance!
