Texas Lease Breaking - House hack duplex

We are purchasing a duplex and the two residents have leases till September of 2022 (which isnt a huge deal) and we would like to move into one side earlier to renovate it and charge more for the rent in that area. What are some effective ways you guys have been able to entice an individual to leave, or in extreme cases families.
