Any Canadian's Investing in the US?

Hey guys, I am a Canadian interested in buying cash flowing rental properties in the states and I am looking to connect with other Canadian's who have successfully accumulated rentals in the states,

I would love to know if you created a American LLC, or if you purchased them personally, and the reason for your choice. How did you get your financing? Did you buy from any turn key companies? Any tips?
