Rental and Section 8!

Hi ,

Me and my husband, we are both new to this real estate field. We live in Utah and got a 4 unit complex in Baton Rouge,LA 70820.

When we bought the property all the units were occupied but right after we bought the property two of the tenants just escaped without paying any rent. We renovated 2 of those units but after several months no luck with any new tenants. We have also lowered the rent. Cash flow is negative and the property management company is not doing anything much to help us out. What should we do now right now? Should we look for Section 8 rentals? Any kind of suggestion or advice would be appreciated. We are kind of lost and feeling helpless at this point.
