Choosing the Right Maintenance Team

Hey Gang, 

I'm a small property management company with 50 units that we manage.  We are not quite large enough to hire a full time maintenance staff, and I'm having challenges with finding solid quality help that is reliable.  It seems the maintenance is the biggest clog in my system and biggest drain on my resources.

I'm also trying to figure out how to keep the maintenance cost down when these guys want $40+ per hour for their labor?  

I'd love to hear some suggestions as we strive to respond quickly and have the work orders filled reliably.

    That's fantastic Jill.  Thank you for your input.  

    I started my PM company a year ago and have 50 units.  I have not taken any income out for myself yet, and have a part time admin while we build reserves.  I've been trying to hire people as I go and starting to run into challenges with them not showing and not doing what they said they would.  I need my admin assistant in order to free me up to grow the company and unit count.
