Starting Apartment Renting Agency

So I am currently looking at apartments for rent on sites like trulia.com and contact the agents on there.

The agents are horrible, never call back, cancel appointments, and they dont look for an apartment for you, they will just show you. So very horrible service.

I looked on how much they make and its not bad at all.

So now I am thinking of opening up my own apartment renting agency and provide much better support and customer service which will stand out from competition.

My question is where do I start?

I read that I dont need a real estate license since I am not buying/selling anything for clients all I am is just showing apartments and making commission off it.

Where do I find apartments that need tenants? Do I contact each building management office and ask if they have any openings and let them contact me when they do have openings?

Thats one of the reasons I have joined BP and its an awesome forum!
