What if i just bought a property with section 8 tenant with rent 1200 and the section 8 pay 150 to the previous landlord cash but i figured out she wasn’t supposed to pay that. I also got the lease for 1350 ?! Should i continue collecting the 150 and if i decide to not renew the lease is section 8 tenant can give me hard time and don’t leave?

@Hassan Gebril Typically with Section 8, the landlord signs a contract with the local housing authority, that manages the Section 8 project for your area/town/county/zone, and the housing authority will also sent rental rates for the size of the property. So for Des Moines, on a 2 bed/1 bath SFH the max rent is $835 per month for 2021 under Section 8. So when you buy a property with Section 8 tenants in place, you used to have to go into the local office (now it's over phone and email), to sign paperwork and setup direct deposit, so that the housing authority can send you their portion of the rent. And then you setup with the tenant, how they'll be paying you their part of the rent. And if you choice to not renew a lease, then you would just have to follow your local rules and regs., on how to give proper notice to terminate a rental agreement. And if you think the rent amounts are wrong, then contact your local housing authority to confirms rental rates in your town.
