Out of state investing- 2021 market trends

New to out of state real estate investing. I reside in CT and would like to stay east coast. Florida was my original target but it seems like everyone is fleeing to the sunshine state. I feel I may have missed the market, judging by the prices. I’m looking for other east coast markets that are expected to become hot as options but haven’t skyrocketed in prices yet. I’m sure everyone is looking for this, but interested in other professionals opinions on what market trends will be moving forward this year. Thank you in advance for any information passed on.
