New leases for new complex that were all MtM

Acquired a small multi-family apartment complex and all the current leases are MtM from previous owner. Once I close can I immediately sign new leases at a higher rate or do I need to give 30 day notice of increase? This is for a prop on CO. Any help would be appreciated!
