Buying Property With Evictions

New investor here looking to buy first property besides my own home. May have found a potential lead using the Craigslist method of finding rental properties that are managed by the owners and obviously not well. This particular property has tenants that he states he filed to have evicted back in January but they are not out yet. Seems like a good opportunity for me to take a headache off of his hands, especially since he isn’t local. But I just want to understand what I’m getting into, especially with all of the COVID stuff. Doing my research online it doesn’t seem all that difficult but I would like to get insight frond the breadth of knowledge here on BP.
