Do I need a full property manager?

Hey all, I'm a first time landlord in NorCal trying to navigate the rental industry. I chatted with some friends about property management options, but their rates make hitting positive cash flow a bit hard. My facebook feed then proceeded to show me Hemlane and Rentmarble, the former seems to mostly be software but with maintenance (software is cool, but not sure about the aspect of partnering with an agent for finding tenants), and the latter seems to be very new (product is compelling, but not sure about self touring?).

My question - does anyone have any experience with these kinds of hybrid solutions and how well they work? Are there any other ones that are in a similar space? Thanks!
