What is your best & worst performing property?

1) If you already have a portfolio of one SFR/MFR property, or several properties, what is your best and worst performing property in terms of annual net cash flow, Cap rate, etc?
2) What market are you in (city)?
3) How did you obtain the property (MLS, driving for dollars)? 
4) What month/year did you purchase the property?

We know what we want to get out of a buy & hold rental property deal, but is our expectation realistic in the current market? I have found myself disappointed time and time again as I analyze properties and I think this rings true for some others as I browse these forums. Maybe my expense estimates are too conservative, or maybe my cash flow/CAP rate expectations are just too high, or maybe I am doing something wrong. Analysis paralysis is quite the fun situation to be in. Honestly I see a lot of properties with negative annual cash flows and it's so disappointing.
I think it would be really nice to get some real life $ and % examples from everyday investors...if you're comfortable sharing and allowed to.
