Application Fees
I'm really struggling with this application fee thing. Any words of wisdom? Going to have an Open House today and it doesn't feel right to take a fee from each applicant knowing we'll only rent to one...

Here may be a way to sell the fees and begin the relationship on a very positive note:
Offer to apply the fee to the first month rent.
Now, you have a happier tenant and you are outperforming the competition.
