Any beginner investing tips?

Hello everyone. My name is Donte and I'm currently a Sophomore in community college going for my associates in Network Engineering.

While growing up, my family has always promoted the idea of investing in Real Estate but none of us has actually went through with it. 

Fast forward to this year now and I'm officially an adult. I have a part time job and make roughly $12,000 a year. I'm looking into getting a rental property going. I'm not entirely too sure what pathway I should take however. I'm in connection with two realtors and am planning on touring a house this week. I also have save up a considerable amount of money but I'm not sure if it will be enough. 

Can any of you experienced investors give me some pointers/tips. Any help is appreciated!
