Showing a property with an applicant pending approval from HOA

Hi all! I'm new to this landlord thing and wanted to know how to handle my situation. I currently advertise my rental property across several platforms, however, I currently have a couple who is undergoing the homeowner association approval process. Once they are approved, they will sign a lease. Is it okay to show my property until the lease is actually signed?

If so, I'm not sure how to tell interested applicants that someone has already started the application process-- I don't want to waste their time but I want to be transparent. I would love feedback on this. Thanks!
