Best way to start rental properties

Hello my name is Logan,

I am 19 years old and interested in rental property investing. I have spoke with a couple investors locally in my area, but still a little confused on how to start. My main question is, for my first property property do I buy a house and live in it as a primary residence ( to qualify for 3%down) or just buy a small single family property and rent it out?

Currently I have a full time job and live at home with minimal expenses.

I was considering finding a multi family home/ duplex to utilize house hacking; plus I kind of want to move out of my parents house.

I am just curious to see what would be the smartest choice and give me the most success starting out.
