Month to month tenants
How soon can I raise the rent on a tenant with a month to month lease in Massachusetts ? . Tenant signed the first lease in December. I told him we will have new leases with a raise in rent starting in June . Any feedback is greatly appreciated.

You cannot raise the rent on the tenant if they're on a lease, its a contractual agreement for both sides. If they're month to month you can increase the rent every 12 months and doesn't matter how large the increments are but not any more often than 12 months.
