Any new loan programs available in rehab to rent?

I stepped out of the Rehab to Rent and Rehab to Sell arena about 3 years ago, and am just now getting back into the swing of things. I know there are always new loan programs for rehabbers, and wanted to know what is available.

When I left, the formula was 70% of ARV less repair cost = my offer. We would take a hard money loan for 90 days to do the rehab, and then get permanent financing for rentals, and sell it if that was the exit strategy. What has changed?
