Asking tenants to move out

I have a question in regards to asking tenants to move out in New York during the pandemic. I own a 2 family home in NYC and I have 2 long term tenants, both in which have expired leases and live on a month to month basis. They both have been consistently been paying rent, even during this pandemic, they pay late but now its better late then never. I am asking the tenants to move out because I will be selling the property and I don't want to sell it with the tenants. Besides giving them notice, is there anything else that has to be done? Is a 90 day notice enough? Does the current moratorium keep them from having to move out? I also let the tenants know that I will not collect any rent from them to alleviate some of the stress with moving and expenses because I do want to be fair with them.
