Rent roll...

I was asked by my banker to provide a rent roll form to her so I can get approval on a line of equity. I didn't want to sound ignorant by asking what it was that she was wanting. Does anyone here on BP know what a rent roll is? I'm guessing it's a spreadsheet with rents deposited, etc. Thanks for your help.

Koel Gaylord - You guessed it -- it is a list or rents. If you're looking for a loan on a rental property, you're going to want your potential lenders a list of ALL expenses that come with the property. If you aren't familiar with what these are, jump in and do some searching here on the site. There are MANY articles on the topic.

Otherwise, please don't take this the wrong way, but if you are just now learning about rent rolls, I'd urge you to hold off on putting offers on properties for a bit. Wait until you're completely comfortable with the important terms and understand how to evaluate a potential deal. It will save you a lot of potential problems by keeping you from purchasing properties that cash-flow vs. break even or even lose money.

Good luck and do let us know if you have any other questions.
