Utility Billing Services

Hey I have a triplex and it is my first time renting to someone. My house is old and it is not metered to separate utilities. My friend who is a has multiple properties, including apartment complexes told me to use a residential utility billing service- he said they would split up water, gas, and electric and bill the tenants. 

With this in mind, I finally found a great tenant. I just looked into this however and I cannot find a billing service that does this for someone in a triplex--it looks like it is only for large quantities of units. Can anyone offer any advice about what I should do? The tenant has not signed the lease yet. I want to figure this out ASAP so I do not lose a good tenant.
