Out of State: Managing the Rent by Room Strategy

Looking for advice on how to rent by room, while living out of state. I have a investment property out in Spokane, WA next to Eastern Washington University. All the property management companies want to rent to a single family, but the house is built like student housing. I live out of state and have a maintenance person that could help, but don't know how to manage him to help me with this property this is my first time ever in real estate.
