Suggestions for Sunroom Repair

Hi all,

First shot here and landlord-ing a property that we owned as primary residence and are waiting to sell in a few years. Did an inspection Thursday and tenant informed us that there’s 5 minutes of hot water for about a month and that the master bedroom suite is cold. There is a sunroom attached that isn’t connected to central heat and air, but has a window unit. Never turned it on, assumed it worked fine, never had issues prior to moving out in April and tenant moving in in July. So we had a maintenance person go out and the water heater needs to be replaced - covered in lease - will do, no problem. The window unit that regulated the sunroom needs to be replaced. Conflicted here on what to do. Initial complaint is that the master is cold not sunroom but stems from heat escape and air entrance from sunroom. Looking at several thousand to replace the window unit because of how it was installed originally. Repair person suggested weather stripping and supporting the doorway to reduce escape and entrance which should help heat. What should we do? Replace unit for sunroom that is an extension of the patio or work on doorway and insulating?
