Building a Team: GC + Property Manager Costs
BP Fam - would love your help. I bought my second long-distance sfr investment property in Grand Rapids, MI (Creston Heights!) and it needs some work to get it rent ready. I got a bid and wanted to gut check to see if the costs seem reasonable (see below). Thoughts? One thing that I'm struggling with is the 15% baked in for the property manager even though there's a GC on it. It feels like double GC fees - is this common? I've been in direct contact and met with the contractor but he baked the fee in since the PM sent the referral. Any thoughts would be helpful as I'm truly looking to build a team I scale with.
