Existing tenants in quadplex, what to ask seller

There are two 4-unit complexes for sale that we are considering for our first real estate investment. Both units are fully rented. What are some of the most important questions for the seller regarding the tenants? I don’t want to inherit 8 units with awful tenants. Some of the things off the top of my head are:

Contracts

Rent history and late payments

Service calls and for what issues

How long they have been a tenant

Any other insight into buying this as our first investment would be fantastic, thanks!
