Renting my first house! Loud Construction

Been listening to BiggerPockets Podcast for a while now, love the content. I've been "house-hacking" for a couple years and finally ready to take the next step and renting my current house. My only concern is across the street a 50 unit apt building is going up! Obviously with everyone working from home the noise could be pretty impacting. Curious to hear what % below market rate I'd have to rent? I'm in Philadelphia.
