How much added value is fiber optic internet?

Fiber optic is available for one of my rentals. We’re talking 1gig/second speeds so it’s not just a little fast; it’s like download an entire movie in 5 seconds kind of fast. I personally would pay hundreds more for access to it. I often transfer huge files that are 10+ gigs and it takes hours and bogs down our connection. It would be a huge convenience. I’m seeing the work from home model become more normal these days so anyone who handles big files would love this. Think video editors, photographers, content creators, even gamers. Just curious if anyone here has been able to charge higher rents for that kind of access?
