Tenants Erected Shed on the grass!
Our tenants went ahead and put up a shed in the back yard, without permission, right on the grass. What should I do now? Should I let them keep it but they have to pay for the damage to the grass when they move out? Make them take it down? I'm leaning toward letting them keep it, since it looks like a nice shed, and it will hide some of their "stuff". Although there is no concrete pad under it. Will that be a big issue? Permits are not required for a shed in this area, and no HOA, so that shouldn't be an issue. What else do I need to take into consideration?

I wouldn't do anything, most likely, other than let them know they need/needed permission to put it up and that you're being nice (scoring points here) by letting them leave it up. Grass seed costs about 10 bucks for a big bag and another 5 bucks for a bale of straw. Unless your house is on the Augusta National, let's keep it real here in that it's 100 square feet of grass.
