I'm closing on my 2nd investment property this month and I'm looking into property management softwares. I've heard good things about Buildium. Is anyone currently using Buildium or any other online resources to receive rent, keep track of leases, etc.?

You don't need to pay that much money for two rentals! A spreadsheet and Quicken is sufficient.

Software does make it easier, but there are (nearly) free versions available that will do everything you need. Check out TenantCloud or Cozy.co as a couple options. I know TenantCloud is free for up to 75 units and just $10 a month if yo8u want  to accept online payments. It can market rentals, online application, track leases, save documents, track maintenance, run owner reports, and more.
