Long distance rental advise(beginner)
Hi everyone. This is my first time posting in the group. I am new to investing but have decided that I want to do some long term rental properties. I live in southern California, so unfortunately the market is a little too high for me. I am looking to do some out of state rentals, due to the much lower price of properties(possibly oklahoma, tennessee, n. carolina).
I would love any advise you guys have. Any recommended books, tips, or personal experiences would be greatly appreciated.
