Repair and Maintenace Questions to ask....

Hi BP Community!

I am looking for a list of questions to ask a tenant when they calls in a Maintenace Request in order to help them fix the issue themselves.  For example, when the season's change every year we get a number of calls stating that they AC or Heat are not working.  Often times the issue is that the resident did not turn the thermostat to the appropriate setting: Heat/AC.  So when someone calls about this issue, the first thing we ask is for the resident to verify the thermostat is A. Turned on, B. Set to the correct setting & temp and C. that the Fan is turned to On/Auto.  That is one basic issue - I'm wondering if anyone has a list of questions like this to ask for common maintenance/work order calls?
