Gutters on rental investments

How important are gutters on rental investments? One of my small rental units (no basement) in the Seattle area does not have a gutter, and have been putting off installing gutters on the property. It's a really really old unit and none of the units in the street have gutters on them either (suspect not needed when they were built?). The unit is not surrounded by trees or anything and should be easy to maintain (although don't know if it will be tenant's responsibility or owner's responsibility to maintain them), but nevertheless wanted to see what the collective wisdom is from fellow BP members  - whether to invest in gutters or use the $ for other repairs.
