Leasing Software Needed

Hi! I am needing advice on leasing and tracking software for smaller landlords. I have 8 doors, 6 units and Appfolio and Buildium seem too expensive for what I am trying to do.   I was about to start using Docusign but want to make sure I should invest in getting to know this software or something else entirely. I do want to modify leases on the go and send to potential tenants easily. But if I could get that within another app that would track rent, etc, that would be great! Thanks! Happy New Year!
