Property Inspections By PM Companies
I am starting a PM company in the near future. I am curious what other PM companies do regarding inspections. Here are my questions:
a. do you do regular inspections after a new tenant moves in and if so, frequency and charge to landlord?
b. I plan on doing a 90 day at no charge and then every three months if owner desires at $109---thoughts?
c. What about offering A/C filter replacement as an incentive?

I'm doing basically the same thing as@Nathan Gesner plus we do quarterly exterior inspections, no charges to anyone, to make sure the property is being maintained.
